Palm Bay Interchange & Emerald Lakes

Palm Bay Interchange project is an assemblage from multiple sellers of 1,650 +/- contiguous acres surrounding all four quadrants of a fully approved interchange and parkway being constructed on I-95 in Palm Bay, Fl. Zons initial involvement began in 2006, with all required approvals at the federal and state levels being secured in the fall of 2015.

The Interchange construction contract was awarded in December of 2016 with construction expected to be completed by fall of 2019. The interchange will connect to the St. John’s Heritage Parkway, also currently under construction. This site is now fully entitled to 3,700 residential units and 2.8 million square feet of non-residential uses. 

Frontage Road Tampa Airport & Skyview Plaza

Frontage Road Tampa Airport project is a 37,000 square foot office property located immediately south of the Tampa International Airport, positioned between the two main runways. This site was acquired in 2015 as an expansion of Zons Tampa based GSA holdings, with the Social Security Agency as a primary tenant through 2021. Zons also saw an opportunity to secure additional entitlements to allow development of the excess property, without disrupting the current tenant base. In December of 2016, Zons received approvals to build a 300,000 square foot office and hotel project.

The first phase includes 100,000 square feet of office space and 140 hotel rooms in a 13 story tower overlooking the bay, airport, and downtown. Phase One is slated for commencement in 2019 and can be completed without disrupting the current tenant base.

MacDill Office Building

MacDill Office Building is a 55,000 +/- square foot office building located in Tampa, Fl at the entrance to the MacDill Air Force Base. Built, owned, and occupied by the MacDill Federal Credit Union, this facility was vacated when they moved into their new, larger headquarters. Zons bought the vacant property in October of 2005 on a speculative basis.

In March of 2006, Zons signed a ten-year lease with the United States Government, essentially doubling the value of the property. In early 2017, this site began re-positioning as a multi-tenant campus, in conjunction with additional adjacent property, catering to the defense industry. Now fully leased, it is expected this campus site will warrant an additional 55,000 square foot expansion over the next 3-5 year span.

Circle Z Ranch of Fellsmere

Circle Z Ranch of Fellsmere is a 700-acre tract of land that was purchased to sell as 10 acre homesites. The strategic use of our company helicopter allowed a quick sale-out to the South Florida market, by marketing as 10 acre “Martini Ranches”. 

Wild Turkey Estates of Vero

Wild Turkey Estates of Vero is an 835 acre tract of land in Vero Beach, located approximately 10 miles from Circle Z Ranch. Zons contracted to purchase this property with the intention of developing into 5 acre ranches. Strategic preliminary marketing efforts resulted in two hour sale that took place on site. In two hours, Zons took reservation contracts for 150 parcels totaling $27 Million in value.

Lake Wales 27 Properties

Lake Wales 27 Properties is a 390-acre tract of land that was part of an assemblage acquired for creating a Master Planned community in the Highway 27 corridor. The land was partially entitled for a 600 single-family home subdivision, 360 multi-family homes, and a 35-acre business park. As expected, significant restrictions on new water permits and increased impact fees were put in place for much of the area north of this tract, which shifted the demand to the south. Zons updated the entitlements, bought adjacent property to enhance the commercial value, secured the builders to buy developed lots, and sold both parcels.

Lake Juliana Estates

Lake Juliana Estates was a 188-acre tract of land located on two lakes, within ½ mile of I-4, in Auburndale, Florida acquired to create multiple, gated residential neighborhoods. During the due diligence phase, as had been anticipated, the University of South Florida announced the construction of a new campus site located approximately 3 miles away, now known as Florida Polytechnic University. Zons annexed the land into Auburndale, secured approval on a site plan that allowed for separate communities of 60 waterfront lots and 350 interior lots. Zons completed the engineering work needed for final permits, and then sold the project.

Malabar Landings

Malabar Landings was a multiple property condominium project located adjacent to the scenic Intracoastal Waterway in a re-development area of Palm Bay, Fl. Zons targeted the area in anticipation of significant increases in market values. Zons bought 2 identical parcels. Subsequent to final re-zoning approvals Zons sold the projects.

Victoria Park & Kensington Park Townhomes

Victoria Park and Kensington Park Townhomes is a 40-unit, two phase, upscale in-fill townhome gated community in the tony area of South Tampa known as the SOHO district. Zons assembled 3 parcels of industrial land that was being converged upon by various residential and commercial developments. Zons took this through the entitlement and re-zoning process, designed and built a $22mm two and three story Victorian styled townhome project which set a new standard of luxury and pricing in that immediate market area, bringing per foot valuations up to three times the previous norms.

Mary A Ranch

Mary A Ranch is a 3200 acre parcel of grove land located in Brevard County. Zons put this land under contract and began a 16 month engineering and legal process to re-zone and secure annexation into the City of Palm Bay, which was completed with approval at the local level for 4800 residential units.
