Zons Development was formed in 2003 by Paul Paluzzi and Ron Stewart to pursue various real estate development opportunities across Florida.  Our strategic plan and execution has included some of the following key components.

 

·        The ability to zero in on geographic market areas that are on the verge of experiencing significant value increases

·        The use of a company helicopter to allow much faster assessment of local development trends, as well as stronger negotiating from an acquisition and sales perspective

·        Careful selection of acquisition, development, and disposition to spread our resources across a broad range of demographic and geographic markets

·        The use of in-house design and construction expertise to allow faster execution

Paul Paluzzi

            Paluzzi is the founding member and 50% owner of Zons Development, L.L.C. and various related entities. From 1976 to 1988 Paluzzi  held various positions in personally and family owned enterprises.  He was President of an amusement and restaurant operation that spanned five states. Paluzzi joined George S. May International Company in 1988 as an Executive Analyst.  In 1991 he took a position as Senior Executive of Survey Services, Headquarters Division.  At the time he joined the company it was a 38 million-dollar operation.  During his tenure they built to a 120 million-dollar worldwide operation. Expertise at George S. May International is in providing general management consulting services to small and medium size, entrepreneurial companies.  Paluzzi's office worked with about 7000 clients a year, about 20% of who were contractors/developers. Paluzzi left in 2001 to pursue development opportunities.

 

Ron Stewart   

Co-founder of the Meredith Corporation, a National Real Estate Corporation, where he developed, syndicated and/or managed over 4 million square feet of retail space, 11 hotels 15,000 apartment units and numerous town home projects through out the United States. Mr. Stewart is the former owner of American Capital Resources, Inc., a mortgage-banking firm with annual volume exceeding $250 million. 

  

 

Michael Stewart

Mr. Stewart is the owner of RAMS Commercial and Advantage Equity; both companies are located in Los Angeles, California. Mr. Stewart is experienced in all aspects of debt and equity transactions including property sales, debt financings and sale/leaseback financings properties located throughout the US. Most recently, RAMS Commercial and its subsidiaries have completed the sale/leaseback of numerous NNN properties, some of which include, Circuit City Distribution Center, Staples, CVS portfolio, Burger King, Kragen Auto, Big O Tires, Publix, Eckerd’s, and many others. Moreover, Mr. Stewart has been involved in the management of various international real estate enterprises. 

 

 

 

CURRENT PROJECTS of ZONS DEVELOPMENT

 

Circle Z Ranch of Fellsmere is a 700-acre tract of land that was bought in December of 2003. We have sold this as 10 acre “Martini Ranches”.  By early April 2004, this project was sold out, with all closings expected to take place no later than May 2004.

 

Wild Turky Estates of Vero is a 835 acre tract of land in Vero Beach, located approximately 10 mines from Circle Z Ranch.  Zons purchased this property to develop into 5 acre ranches.  Strategic preliminary marketing efforts resulted in a two hour sale that took place on site.  In those two hours, we took reservation contracts for 150 parcels!

 

Lake Wales 27 Properties is a 390-acre tract of land that was bought in December of 2003.  The land was partially entitled for a 600 single-family home subdivision, 360 multi-family homes, and a 35-acre business park.  As expected, significant restrictions on new water permits and increased impact fees were put in place for much of the area north of this tract.  This has shifted the demand to the south.  We updated the entitlements, combined adjacent property for more commercial value, and are prepared to begin construction on this site 1st quarter 2005.

 

Victoria Park Townhomes is a 40-unit upscale townhome gated community in the tony area of South Tampa known as the SOHO district.  We assembled 3 parcels of industrial land that was being converged upon by various residential and commercial developments.  We took this through the entitlement process, and are in the process of building 3 separate gated communities of townhomes that will sale from the low $400k to $1.2 million range.  Completion date is 4th quarter 2004.  This project can be viewed at www.victoriaparksoho.com

 

The Bristol Hotel is an infill project located within 2 blocks of Victoria Park.  This project will be comprised of one building housing 40-condominium units and a 100-room hotel, along with a 160 car-parking garage. While there have been several attempts in the past to secure approval for a hotel in this area, The Bristol will be the first to succeed.

 

Lake Juliana Estates is a 188-acre tract of land located on two lakes, within ˝ mile of I-4, in Auburndale, Fl.  This land was purchased in January 2004. During our due diligence phase, as we had anticipated, USF announced the construction of a new campus site located approximately 3 miles away.  We have just received final approval for a site plan that allows for 60 waterfront lots and 350 interior lots.  We expect to be able to deliver lots 2nd quarter 2005.

 

Ocean Ridge Estates is a single-family, $4.5 Million spec home being built on ocean front property in a gated community of Vero Beach, FL. We expect construction to be completed by December 2005

 

Ambersand Beach is an exclusive beachfront community on the north end of Vero Beach.  This small strip of land has the benefit of the beautiful sunset views over the wide section of intercoastal waters to the West, and the ocean to the East, while being just a short distance to the inlet.  We are building two spec homes in the $4 million range on lots in this area.
